Looking for a room
What services are included in the room?
The price of the room includes electricity, water, wifi service in all the rooms of the coliving, heating, the use of all the common areas as well as the cleaning service and change of sheets every ten days that we do in all the rooms. If you would like to add more cleaning service, please contact the person in charge of the management at the contact telephone number or send an e-mail to clientes@acerohome.es.
Can I change rooms?
If you wish, you can change your room. Filling in again the data and everything necessary as a new contract.
Do we accept pets?
Respecting the rest of the people who live in the rooms, pets will not be accepted in our coliving, both for cleanliness and for possible allergies of the rest of the tenants.
Is smoking allowed in the rooms?
NO, since our establishment is a totally smoke-free space. Smoking is strictly forbidden inside the establishment. Otherwise it could endanger the rest of the guests and the facilities. In addition, we have a fire system and smoke detectors in all rooms and common areas which makes it unfeasible to smoke inside the spaces.
Do we accept couples or friends in the rooms?
In order to respect the coexistence of the rest, we can only receive visits from partners or friends during the day, always within a logical order that does not disturb the coexistence or the tranquility of the rest of the people with whom we live. As long as we do not receive any complaint from the rest of cohabitants there will be no problem in receiving this type of visits.
On the other hand, if couples would like to come to sleep, they will be informed and for an additional price they will be able to use all the facilities for this companion.
Is it possible to have parties?
Above all we have to ensure the respect and tranquility of the rest of the people who live here and use this as their home, a quiet place where they can return from work and rest. So we can not admit parties. However, there may be visitors always without disturbing and in an orderly manner. For that there will always be a concierge in the establishment who will be the one who is aware of everything and to solve any problems that may arise.
Right of admission.
If someone is disturbing the tranquility of the rest and causing continuous coexistence problems, whether it is a tenant or a visitor, we have the right of admission and therefore we can proceed to expel him/her and if he/she is our guest, we will terminate the contract for breach of the basic principles of common coexistence.
Minimum and maximum stay.
The minimum stay is 1 month and the maximum stay is 11 months, and the contract can be extended if necessary. It is always necessary to notify it with sufficient time in advance so that a new reservation does not take place close to the end of that stay. It will be necessary to notify one month in advance if you wish to continue with the contract, otherwise, we cannot assure the availability of the room.
Rooms and characteristics of each one.
Photos of each room will be available for viewing before renting. You will be able to take a virtual tour of the rooms and common areas on the website to see all the details of the rooms. All rooms are also equipped with electronic locks so that there is no possibility of being left on the street.
Cleaning and laundry service.
The establishment will be responsible for the cleaning of linen and bathrooms every ten days, and this service is included in the contract. If, in addition to this cleaning service, for any reason you would like any additional cleaning, you will be charged the cost of the service in the next monthly bill.
Check in
Check in staff.
When you arrive at the establishment we will have a person who will be in charge of explaining everything you need to know about how our lodging works. In addition, he/she will show you all the facilities and will give you all the information you need.
But don't worry, this dossier will also appear in your contract.
How do I reserve a room?
The reservation of the room will be made by filling out a form with all your data and the dates chosen for the stay in addition to the payment of the same. The reservation request will be put on hold and when it is validated the reservation will be charged. The duration of this will be of 24 hours where the room you have chosen will be blocked in order to formalize the deposit and the monthly payment. If within 24 hours you have not continued with the following formalities, the room will be free and you will have lost the right to it.
Payment of reservation and deposit.
On the website you will be able to check which rooms are available, choose and book them. To make the reservation effective the payment of the reservation will be required (100 euros, during 24 hours so that the contract can be formalized).
If the contract is carried out, those 100 euros will be deducted from the price, if it is not carried out, they will be lost due to the expenses incurred. Once the reservation is made we will send you a form that you will have to return to us filled with the necessary data to make the rental contract and it will be necessary to pay the deposit together with the first monthly payment to complete the whole process.
How do I reserve my final stay?
Once the reservation payment has been made (100 euros) and the form has been filled in with the necessary data for the formalization of the contract, a draft of the definitive contract will be sent, for which it will be necessary to pay the deposit and the first monthly payment. Once the payment has been made, a receipt will be sent to the e-mail address we indicate and you will receive an e-mail with the final contract signed by both parties.
Documentation to be provided for the signing of the contract.
In order to sign the contract, it is necessary that you provide us with your ID card on both sides, and the employment contract you have in force.
Signing of the contract.
It will be signed digitally once you have provided us with the required documents and the payment of the deposit and the first monthly payment has been made. If for some reason it is necessary to do it in another way we would have to see if there is any possibility as long as it complies with the regulations and legality.
How do I pay for the reservation?
Through the web platform, once you fill in the registration form there will be a platform that will redirect you to your bank.
Possibility of cancellation of the reservation.
The reservation cannot be cancelled once it has been made, as the room is blocked for 24 hours for the formalization of the contract.
Monthly payment by subscription between the 1st and 5th of each month.
When formalizing the contract, you must indicate the bank account number where you want us to charge the monthly rent to your credit card. This payment must be obligatory on a monthly basis and access will be blocked automatically if it is not made. If this happens for any reason, you will not be able to have access to the establishment while the non-payment lasts and if the non-payment lasts more than these 5 five days, the contract will be terminated for breach of contract.
Return of deposit
(If all the furniture and furnishings are in perfect condition).
When the contract is formalized, a deposit must be paid, which will be kept as a deposit until the check out, when everything is checked that everything is in perfect condition. Once the check out is done, the deposit will be returned.
Check out
You will have to inform 30 days before the end of the contract the intention to renew or confirm the check out. In case of renewal, it will be as long as there are rooms available.
Upon departure, we will check the individual rooms and confirm that everything is in perfect condition. If so, there will be a full refund of the deposit. If something has deteriorated due to the normal use of the apartment, there will not be a penalty of the deposit. This will be observed by the maintenance team and will corroborate such use.
Departure time. It will be at 12.00 AM which may be extended until 14.00 PM.
Once you leave the room, the maintenance team will check the room and when they confirm that everything is in perfect condition, the reservation will be refunded within ten days after the end of the contract.
Other standards
Cleaning service and conscientiousness of common areas.
We have daily cleaning service of all common areas but we ask all our tenants to be aware and keep the common areas as clean as possible. It is essential that we have empathy and respect for the other people with whom we live.
Maintenance.
We will put at your disposal an emergency phone number for any problem and a contact in case there is any incident that you can leave a message to the maintenance team to proceed to its repair.
Cancellation or withdrawal from the contract.
If you decide to leave the coliving before the end of the contract, you will be charged a penalty of 50% of the remaining portion.
